HOME SALES KEEP PACE WITH RISING INVENTORY

On July 31st, 4,888 residential properties were active and available for sale throughout the 4-county Greater Sacramento region, marking an 11 percent increase in supply compared to last year’s fierce market. “This is a positive development,” says Pat Shea, president of Lyon Real Estate. “Buyers remain hyperactive in our market, and excellent home values continue to surface.” He added that “inventory remains 3 percent lower than July of 2016.”

During July, 2,481 properties closed, representing only a 3 percent falloff compared to a very robust June. The closed units from May, June, and July combined are less than 4 percent shy of last year at this time.  This market information is presented by Lyon Real Estate based upon data provided by Trendgraphix Inc., a Sacramento-based reporting company.

The rate of new open escrows, or pending sales, support expectations that closed sales will remain solid in the coming months. New escrows opened in July were nearly equal to those of June and stood three percent higher than July of 2017. The average closed sales price softened slightly for the second consecutive month and rested at $463,000 for the month of July. This was, however, still an approximate eight percent increase year over year.

Sellers received 98 percent of their original list price and were on the market an average of 27 days before accepting a contract. Below the one million dollar price point across the entire region, there remains less than two months’ supply of inventory based upon the current rate of sales. A seller’s market is anything less than four months.

“Slow and steady increases in our resale and new construction housing stock offer stability and sustainability for the Greater Sacramento real estate market,” says Shea. “Expect more homes to come on the market over the next few months but for sales to remain consistent. All of the news surrounding Northern California and our local economy is encouraging, and consumer confidence is quite high. Our market it gently moving toward a healthy balance for both buyers and sellers.”

The mission of the Triumph Cancer Foundation is empowering cancer survivors to recapture their lives after treatment through exercise. Triumph Fitness, and other continuing programs, are offered to qualified adult cancer survivors at no cost.

WEST ROSEVILLE/ROCKLIN OFFICE GIVES $10,000 TO RRUFF HEALING HEROES

The Lyon Cares Foundation announced today that RRUFF Healing Heroes is the recipient of a $10,000 grant. Their mission is to fund service dog training classes for people with post-traumatic stress disorder and other invisible disabilities with an emphasis on serving Disable American Veterans.

RISING INVENTORY EASES STRESS IN HOUSING MARKET

(SACRAMENTO, CA) – New listings in the Greater Sacramento region’s housing market have steadily grown over the past few months. This added lift has provided enough to keep pace with persistent buyer demand. Standing inventory on June 30th rested at 4,604 homes active and available for sale. This marked a 15 percent increase over the same time last year and the highest since September of 2016.

Meanwhile, a total of 8,514 new open escrows were posted during the months of April, May and June, representing a 2 percent increase over the second quarter of 2017, according to Trendgraphix Inc., a Sacramento-based reporting company.

The median price for closed escrows in the month of June rested at $420,000 and was identical to that of May. The average sales price rolled back to $466,000 in June after 4 four straight months of increases that peaked at $475,000 in May. The average is up approximately 7 percent compared to June of 2017. Summer 2006 was the last time average sales prices and medians fell in this range.

“Please disregard the bubble talk,” says Pat Shea, president of Lyon Real Estate. “Elevated home values across our region have led to significant increases in owner equity. Not to mention that more stringent loan programs and years of record low mortgage rates for both the purchase and refinance of properties have built a secure foundation. Stability is further strengthened by the number of cash buyers prevalent over the past several years.”

The lack of entry level housing has become a major challenge throughout the state of California, and Greater Sacramento is no longer an exception. The steady growth in our local economy and relative affordability compared to the San Francisco Bay Area continues to attract more buyers.

There are a limited number of homes selling at less than $400,000. The number of available properties on the market priced at entry level in the four-county area shows:  Sacramento 1,239, El Dorado 198, Placer 147 and Yolo 54. 

Shea states, “the move-up market—homes priced between $400,000 and $750,000—does offer some potential with 1.6 months of available inventory based upon the current rate of sales. More choices are also available for prospective buyers in this price range, courtesy of new construction opportunities. Steady move-up activity remains absolutely mission critical for our region to offer the prospect of home ownership for first time and returning buyers in the entry level.”

LISTING SURGE FUELS RESALE HOUSING MARKET

Spring fever hit Greater Sacramento home sellers in a big way last month as a plethora of new listings hit the market in all price points. The number of active and available homes for sale rested at 4,126 by month end. The elevated inventory level represented a 15 percent increase over April and a 16 percent increase compared to May of 2017. This market information was presented by Lyon Real Estate based upon data provided by Trendgraphix Inc., a Sacramento-based reporting company.

The seasonal influx of new listings however, was met with an 18 percent wave of new open escrows compared to April numbers and a 5 percent lift versus last year at this time. Consequently, the region remains in an exceptionally tight market with slightly more than one month of supply available for a steady stream of eager buyers. The average closed sales price and the median price hit new highs once again at $474,000 and $419,000 respectively. Both metrics reflect an approximate 8 percent increase year-over-year.

Placer County as typical, saw the highest average list price at $736,000 yet an average sold price of $567,000. There were 600 closed transactions in Placer during the month of May. Nearly 88 percent of those sales took place below the upper-end price point of $750,000. That segment of the market remains ultra-competitive as just 681 homes, 71 percent of the county’s standing inventory, was available in that price range on May 31st.

Sacramento County logged 1,653 closed sales with the lowest average sales price for the region  at $412,000. Even though 2,455 new properties entered the market in May, the more favorable price point and highest buyer demand led to 1,963 new open escrows. Standing inventory for the county rested at 2,227 homes active and available at month end. 

El Dorado and Yolo Counties posted $618,000 and $536,000 average sales prices respectively. El Dorado County closed 240 properties and had the highest remaining inventory at 2.3 months based upon the current rate of pending sales. Yolo County logged 172 closed sales for the month and had 228 homes available for sale or 1.1 months of inventory at month end.
